We clean at fixed intervals, follow HACCP-compliant color-coding standards, and document every visit digitally. No rotating temps, nothing for you to supervise, no fine print.

Pricing & calculation
Your janitorial cleaning comes at a fixed monthly rate, calculated solely from your floor space and the number of cleanings per week. Up to 150 m², we charge the base price; above that, the rate rises in steps with floor space. No variable hours, no surcharges, no hidden costs.
The monthly rate covers everything: wages above the collectively agreed rate (übertariflich) and social security contributions for your dedicated team, professional cleaning products from Dr. Schnell, commercial-grade equipment, travel, vacation and sick-leave cover, digital logs, and business liability insurance up to €5 million.
Our calculation is based on a calculated hourly rate of at least €33 net per hour, in line with the collective wage and framework agreements for commercial cleaning (Lohn- und Rahmentarifvertrag). We don’t offer rock-bottom prices at our employees’ expense — fair wages and hardly any staff turnover keep the quality in your offices consistently high.

Routine janitorial cleaning is the regular, recurring cleaning and care of premises at set intervals. It keeps floors, surfaces, and restroom fixtures hygienic and preserves their value. At Ruiz, it covers the ongoing cleaning of workstations, kitchens, restrooms, and high-traffic areas.
Janitorial cleaning is the industry’s umbrella term for all regularly recurring cleaning work in commercial buildings. Office cleaning is a specialized subset of janitorial cleaning, tailored specifically to administrative offices, law firms, and other office space. Most of our clients book janitorial cleaning for their offices.
Janitorial cleaning maintains your everyday standard of cleanliness on a daily or weekly schedule. Deep cleaning, by contrast, is an intensive, occasional form of specialty cleaning: it removes stubborn dirt, deep-cleans floor coverings by machine, or renews protective coatings. We recommend adding a deep cleaning 1–2 times a year.
Our janitorial cleaning is billed as a transparent monthly flat rate. Prices start at €361.96 net per month for up to 150 m² cleaned once a week. For larger spaces, the rate rises in steps. For example, 250 m² cleaned twice a week comes to €580.06 net per month — including supplies, cover for absences, and insurance.
Small offices of up to 150 m² usually get by with one cleaning a week. For mid-size spaces of 150 to 500 m², or offices with frequent client visits, 2–3 cleanings a week are the proven standard. We clean large spaces of 500 m² or more, or those with heavy visitor traffic, every business day (5×/week). We’ll go over the exact recommendation with you during the site visit.
We strictly follow the HACCP-compliant four-color system: red cleaning cloths are used only for toilets and urinals, yellow for the rest of the restroom, blue for furniture and desks, and green for kitchens and break rooms. This prevents cross-contamination.
Ruiz relies exclusively on its own staff: more than 20 permanently employed cleaners from 11 countries — 0% of our work goes to subcontractors. All employees are paid above the collectively agreed wage, hold a clean police clearance certificate, and have signed a confidentiality agreement (NDA). Yes — for most of our clients, that’s the norm. We clean early in the morning, starting at 6 a.m., or in the evening after the office closes. We accept keys and alarm codes only against a complete, signed handover record. Every site is looked after by its own dedicated team.
Our contracts can be canceled monthly. We deliberately avoid multi-year lock-in contracts and automatic renewals. If you’re not satisfied with our work, you can give notice by the 15th of any month, effective at month-end. We keep clients through quality, not contract clauses.
