In commercial cleaning, minimum terms of 12 to 24 months with automatic renewal are the norm. Ruiz Büroreinigung Hamburg doesn’t use them: your contract is open-ended, and you can cancel by the 15th of any month, effective at month-end, in text form (Textform) — an email is enough. Fixed monthly rate from €361.96 net (up to 150 m², 1×/week), and we usually start within 2–7 business days, depending on capacity.

Here’s how the math usually works in this industry: sign for 24 months and you get a better price per square meter. What’s really being sold isn’t service — it’s predictability for the provider, paid for with your flexibility. If quality slips after month three, all you can do until the term ends is complain or wait it out. And if you miss the notice deadline in month 23, you’re locked in for another 12 months.
Ruiz Büroreinigung Hamburg deliberately leaves all of that out. Our cleaning contract has no minimum term and no renewal clause. Under the monthly notice rule in our contract, either party can terminate it without cause; notice given by the 15th of any month takes effect at the end of that month. Notice must be in text form — an email is enough, and what counts is when the other party receives it. That’s not a special deal. It’s exactly the statutory default for service contracts (Dienstverträge) paid monthly, under § 621 No. 3 of the German Civil Code (BGB). Unlike many commercial cleaning companies, we don’t extend it through our terms and conditions.
The reason is simple: we keep clients by doing good work. Since 2019, we’ve cleaned Hamburg offices exclusively with our own permanent staff — more than 20 employees and no subcontractors — and in all that time, exactly one person has left the team. When a client chooses to keep us on every single month, that’s a more honest signal of quality than any signature on a two-year contract. Notice by the 15th takes effect at month-end
If your notice reaches us by the 15th of a month, the contract ends at the end of that same month. If it arrives on the 16th or later, it ends at the end of the following month. So the longest you can be locked in is about six weeks.
Adjust rather than cancel
If only your floor area or schedule changes — because of desk sharing, an extra floor, or a move — we adjust the scope at the start of the next month. No cancellation, no new contract needed.
Then we collect our equipment
Once the cancellation takes effect, we remove our equipment from your premises within five business days. We return your keys against a signed handover record — documented the same way as when we received them.

Up to 150 m², the base rate starts at €361.96 net per month; above that, the price rises in steps with the floor area.

The calculation is based on a calculated hourly rate of at least €33 net per hour, in line with the collective agreement, which already covers collectively agreed wages, social security contributions, supplies, and travel.

No. Our cleaning contract is open-ended and has no minimum term — not 12 months, not 24. You can cancel in the first month just as easily as in the fiftieth. That also rules out any renewal clause: there’s no fixed term that could quietly roll over for another year.
